The Current Ontario Code Asks For More Insulation
New homes must meet higher insulation levels than homes built a few years ago, and the code puts more weight on air leakage testing. Basement walls, above-grade walls and ceilings all face tougher targets.
New home spray foam insulation makes those targets easier to hit because the foam is both insulation and an air barrier. A tighter house also tests better on the blower door.
We Fit The Building Schedule
Foam goes in after framing, windows, wiring and plumbing are done and before drywall. We book the spray date with the site supervisor and arrive ready to work. Each area is probed for depth, and we send photos of the readings.
Custom Homes In West Waterloo
Custom builds on larger lots in Beechwood and Erbsville, and new homes in Vista Hills, often have vaulted ceilings, bonus rooms and complex rooflines. Those spots are hard to fill with batts and easy to fill with foam.
What New Home Spray Foam Insulation Costs
New build walls usually run about $2.50 to $5 per square foot. Many builders keep cost in check with open cell in the attic and closed cell spray foam at the rim joists.
Blower Door Tests Reward A Sealed House
New homes in Ontario now face more weight on air leakage, and many are tested with a blower door before move-in. Batts leave gaps at every outlet and corner, and those gaps show up on the test. New home spray foam insulation seals them as part of the insulation step, so the house is tighter before the drywall even goes up.
A tighter house also needs a smaller furnace and air conditioner, which helps the builder's budget.
Additions Join The Old House To The New One
An addition on a Westvale or Colonial Acres home has to tie into walls and a roof that were built decades earlier. The joint between old and new is where drafts usually start. New home spray foam insulation seals that joint as well as the new walls, so the addition does not become the cold room in the house.
Cathedral Ceilings Leave Little Room For Batts
A vaulted ceiling has only the depth of the rafter to work with, and there is no attic above it. Closed cell foam reaches a high R-value in that shallow space and seals the air at the same time. It is the simplest way to keep a great room or a loft from feeling cold in January and hot in July.
