Batts Against Concrete Trap Moisture
Fiberglass batts with a plastic sheet were the standard basement wall for decades, and they often go wrong. Warm summer air gets behind the plastic, hits the cool concrete and condenses. The batts stay damp, and mould starts on the bottom plate and the paper of the drywall.
Basement spray foam insulation sticks to the concrete with no gap behind it. Closed cell foam stops the moisture from reaching the wall, so the framing and drywall stay dry.
Basement Bedrooms In Rental Houses Need Warmer Walls
Many houses near the universities have bedrooms in the basement, and tenants feel every cold wall. Northdale and the older streets near Uptown are full of post-war houses that were converted to rentals years ago.
Basement spray foam insulation is a smart project for the summer, when one lease ends and the next has not started. The walls get sprayed, covered with drywall and the room is ready before September.
Check The Walls Before Basement Spray Foam Insulation Goes On
We spray only onto dry concrete. During the visit we check for cracks, white salt stains and wet spots, and we measure moisture in the concrete. If a crack is letting water in, it needs to be repaired first.
Most Waterloo basements are dry enough for basement spray foam insulation. The sandy ground under much of the city drains well, so the bigger problem is usually humid air rather than water.
What Basement Spray Foam Insulation Costs
Basement walls typically price out between $3 and $5.50 a square foot. A typical basement wall project falls in the low thousands. Adding the rim joist spray foam insulation on the same day costs little extra because the equipment is already set up.
Block And Stone Foundations Get A Closer Look
Concrete block walls are hollow, and air moves through the cores. Older stone walls near Uptown have uneven faces with plenty of gaps. Basement spray foam insulation follows every bump and joint, which is something rigid board and batts cannot do.
We brush off loose material and check for crumbling mortar first. A stone wall in rough shape may need repointing before the foam goes on, and we tell you that at the visit.
Foam Leaves More Room For A Finished Basement
Two inches of closed cell foam gives about the same R-value as a much thicker batt wall. That means the new framing can sit closer to the concrete, and the finished room keeps a few extra inches on every side. In a small Northdale or Lakeshore basement, those inches matter.
